Chicago Entry Buyers Are Not In One Market
Let me take a moment to share something that I think matters more than any single headline you will read about Chicago real estate. I am Maureen, and I work inside Lincoln Park, Lakeview, Bucktown, Gold Coast, Old Town, and Wicker Park every day. What I see on the ground looks nothing like what the national numbers suggest.
The National Association of Realtors reported 4.9 months of supply nationally, the highest in over ten years. That sounds like relief for buyers. But the Real Estate Data Aggregator counted supply as low as 1.4 months in one part of these neighborhoods during the three months ending August 31, 2026. Those two numbers describe different worlds.
The Supply Gap Is The Story
I would encourage anyone to sit with that chart for a moment. The difference between 1.4 months and 3.4 months is not a rounding error. It is the difference between a market where sellers hold most of the cards and one where a buyer has room to think.
What Tight Supply Looks Like In Practice
In the tightest part of this market, the Real Estate Data Aggregator found that 63% of homes in ZIP 60614 went under contract within two weeks of listing, during the three months ending August 31, 2026. In ZIP 60657, that share was 65%. In ZIP 60647, it was 59.2%. These are not slow decisions.
ZIP 60611, the loosest market here, still saw 27.3% of homes go under contract in two weeks. That is slower than its neighbors, but it is not slow. It is just the most breathing room available.
Prices Are Moving, But Not Equally

ZIP 60647 is a good example of what I mean by block-level variation. Its median price rose only 1.5% year over year, according to the Real Estate Data Aggregator. ZIP 60614 next door climbed 18.3%. A buyer or seller reading a single Chicago number misses that entirely.
Where Sellers Have The Most Leverage
The Real Estate Data Aggregator counted that in ZIP 60618, 66.2% of homes sold above list price in the three months ending August 31, 2026. ZIP 60647 came in at 65.1%. ZIP 60657 was 63.1%. In ZIP 60611, that share was 20.5%. That is not a small difference. It tells you something very specific about what a fair offer looks like in each place.
Rates Are Part Of The Equation
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Those numbers shape what a buyer can carry each month, and they are part of why the loosest markets here, where homes sit a little longer, still matter to buyers who need time to make a decision.
One More Thing Worth Knowing
NBC real estate news reported that State Farm is raising home insurance rates an average of 8% in Illinois. That is a real cost that buyers sometimes overlook when they are focused on the purchase price. I always want my clients thinking about the full monthly picture, not just what they bid.
There is also new affordable housing coming to this area. Urbanize Chicago Commercial reported in October 2026 that a development at 5853 N. Broadway will add 90 units across 11 floors, at a total cost of $72.8 million. That kind of supply addition matters over time, even if it does not change this quarter's numbers.
What This Means For You
Across all eight ZIPs together, the Real Estate Data Aggregator counted 2,406 homes sold and 1,527 homes for sale in the three months ending August 31, 2026. Homes for sale fell 16.2% from a year before. That overall picture is tight. But it is an average of very different conditions.
One block can read differently from the ZIP code around it. The side of a major street, the school boundary, the distance to an L stop: these things move prices and change how fast a home goes under contract. A ZIP code number will not tell you that. I will.
