Move-Up Buyers Are Facing A Tighter Market Than The National One
Let me take a moment to share what the numbers actually say for move-up buyers in these neighborhoods. The National Association of Realtors reports 4.9 months of supply across the U.S. That sounds like room to breathe. It is not the number that applies here.
The Real Estate Data Aggregator counted 648 homes for sale across Lincoln Park, Lakeview, Bucktown, and Wicker Park in the three months ending August 31, 2026. Supply ran between 1.4 and 1.7 months depending on the neighborhood. That is a very different picture from the national one.
What Tight Supply Means For A Move-Up Buyer
A move-up buyer is not just shopping for a home. They are shopping for the right block, the right property type, the right school boundary. In these neighborhoods, those decisions happen fast. The Real Estate Data Aggregator found that 63% of homes in Lincoln Park went under contract within two weeks of listing. In Lakeview, it was 65%. That does not leave much time to compare.
Prices Are Moving Up, Not Sideways
The Real Estate Data Aggregator shows median sale prices rising in all four neighborhoods over the past year. Lincoln Park led at $850,000, up 18.3%. Lakeview came in at $705,000, up 16.7%. Wicker Park reached $733,000, up 11.2%. Bucktown was the steadiest, at $690,000, up 1.5%. None of these moved backward.

Homes Are Selling Above List Price, Consistently
The Real Estate Data Aggregator found that more than 6 in 10 homes sold above list price in every one of these neighborhoods. In Bucktown, it was 65.1%. In Lakeview, 63.1%. That share rose year over year in all four areas. For a move-up buyer, that means pricing your offer with care, not just matching the list.
The National Picture Is A Different Story
Nationally, Realtor.com reported that homes under contract fell 4.1% year over year in September 2026. Mortgage rates hit 7% that same month, according to Realtor.com. The National Association of Realtors noted that existing home sales are up just 1.6% year to date through August. Those are national signals. They do not describe what is happening block by block in Lincoln Park or Wicker Park.
NBC real estate news also reported that State Farm is raising home insurance rates for Illinois homeowners by an average of 8%. That is a real cost to factor into a move-up budget, separate from the purchase price.
New Listings Are Coming, But Not Fast Enough
The Real Estate Data Aggregator counted 1,196 new listings across these four neighborhoods in the three months ending August 31, 2026. That is up 2.5% from a year ago. It sounds like progress. But homes for sale overall fell 11.1% over the same period. New listings are arriving and being absorbed quickly. The pool is not growing.
One Block Can Read Differently From The Whole Neighborhood
A ZIP code average is a starting point, not a verdict. Which side of Halsted you are on, how close you are to an L stop, what the school boundary is: those details shift the picture. I would encourage anyone thinking about a move-up purchase to look past the ZIP code number and into the specific block and property type they are targeting.
