One Part Of This Market Is Moving Much Faster Than Another
Let me take a moment to share what the numbers actually show right now. I am Maureen, and I work inside these neighborhoods every day. Lincoln Park, Lakeview, Bucktown, Gold Coast, Old Town, Wicker Park. Each one reads differently. Broad Chicago headlines will not tell you what is happening on your block.
The single fact that changes what a buyer or owner should do right now: in the three months ending August 31, 2026, the Real Estate Data Aggregator counted 65% of homes in the Lakeview ZIP going under contract within two weeks of listing. In the Gold Coast ZIP, that figure was 27.3%. That is a 37.7-point gap inside the same city.
The Speed Gap Is Real
I would encourage anyone to look past the single market number. The Real Estate Data Aggregator tracked eight ZIPs together for this period. Across all of them, 2,406 homes sold and 2,117 were pending. Those are steady numbers. But they hide a wide range underneath.
In Lakeview, 65% of homes went under contract in two weeks, per the Real Estate Data Aggregator. In Gold Coast, only 27.3% did. If you are buying, those two neighborhoods require completely different strategies.
What The Faster Neighborhoods Look Like
The Real Estate Data Aggregator put the median sale price in the Lakeview ZIP at $705,000 for this period, up 16.7% from a year before. Homes there sold at 104.5% of list price on average. More than 63% sold above list. Supply sat at 1.5 months.
Lincoln Park was close. The Real Estate Data Aggregator counted 436 homes sold there, with a median price of $850,000, up 18.3%. Homes sold at 103.8% of list. Supply was 1.4 months, the tightest of any ZIP here.
| Lakeview (60657) | Lincoln Park (60614) | Wicker Park (60622) | |
|---|---|---|---|
| Median sale price | $705,000 | $850,000 | $733,000 |
| Sale to list | 104.5% | 103.8% | 103.5% |
| Months of supply | 1.5 | 1.4 | 1.7 |
| Under contract in 2 weeks | 65% | 63% | 60% |
Where The Market Slows Down
Gold Coast tells a different story. The Real Estate Data Aggregator counted 375 homes sold in ZIP 60611, with a median price of $465,000. Median days on market was 61. Only 27.3% went under contract within two weeks. Supply sat at 3.4 months. That is more than twice the supply of Lincoln Park.
Not every number there is discouraging. Days on market fell 14 days shorter than a year before. The sale-to-list ratio was 98%, which is close. But sellers there are working harder for each offer.
A New Development And What It Signals
Urbanize Chicago Commercial reported in October 2026 that a $21 million project is planned at 4641 N. Ashland. It would bring 78 residential units, with 16 set aside as affordable. That is one data point about where new supply may land. It does not change today's numbers, but it is worth knowing.
Rates Are A Real Factor Right Now
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year averaged 6.71%. Those numbers affect how much home a buyer can carry. In a market where most ZIPs are selling above list, rate sensitivity matters more, not less.
Nationally, the picture is different from what you see here. The number of homebuyers across the U.S. in September was 928,892, the lowest since 2013, according to reporting on Redfin data. These neighborhoods are not following that pattern. Demand here is still absorbing most of what lists.
What This Means For You
If you are a buyer, the ZIP you choose shapes your timeline and your offer strategy. Lakeview and Lincoln Park move in days. Gold Coast gives you more time, but that also means more competition from sellers adjusting price.
If you own here, the pace in your specific block may read very differently from the ZIP total. One street can sit in a different micro-market than the one two blocks over. School boundaries, transit proximity, and property type all move the number.
