Studios Still Mark A Lower Price Entry In Lakeview And Lincoln Park

By Maureen Moran

Let me take a moment to share something that matters if you are trying to get into Lakeview or Lincoln Park for the first time. I am Maureen, and I work these neighborhoods block by block. The number that changes what you should do next is this: ChicagoDreamHome.com puts the median studio price at $167,500 in Lakeview and $183,250 in Lincoln Park. Those figures are a long way from what the broader market shows. That gap is the story.

What The Broader Market Shows

The Real Estate Data Aggregator counted all property types together for the three months ending August 31, 2026. The median sale price in ZIP 60657, which covers much of Lakeview, came in at $705,000. In ZIP 60614, which covers much of Lincoln Park, it was $850,000. Those are real counts of homes that sold. They are not wrong. They just include vintage walk-ups, newer condos, and single-family homes all in one number.

That is not a small difference. The broader medians are four to five times the studio figures. So what does that mean for you? If you search by neighborhood and look only at the headline number, these neighborhoods can feel out of reach. A studio changes that math.

Why Property Type Is The Real Filter

I would encourage anyone starting their search to look at property type before they look at neighborhood medians. A vintage walk-up studio and a single-family home sit on the same block in Lakeview. They serve different buyers at different life stages. The broader median reflects all of them together. It does not tell you what a studio costs.

The Real Estate Data Aggregator also shows that homes across these ZIPs are selling fast. In ZIP 60657, 65% of homes went under contract within two weeks of listing in the three months ending August 31, 2026. In ZIP 60614, that share was 63%. Competition is real, even at the entry level.

Supply Is Tighter Than A Year Ago

The Real Estate Data Aggregator counted 175 homes for sale in ZIP 60657 in the three months ending August 31, 2026. That is down 12.5% from the same months in 2025. In ZIP 60614, homes for sale fell 6.8% year over year to 192. Fewer choices means more competition for what is available, including studios.

What Rates Add To The Calculation

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year average was 6.68%. A lower purchase price from a studio matters more when rates are at this level. The monthly payment difference between a $183,250 loan and a $705,000 loan is not a small thing. That is the practical reason property type deserves more attention than it usually gets.

One Block Can Read Differently

The Real Estate Data Aggregator counted 2,406 homes sold across all eight ZIP codes in this area together for the three months ending August 31, 2026. That is a wide range of property types, price points, and conditions. A ZIP code median tells you something, but it does not tell you what your specific building or block looks like. That is where block-level context matters.

In Short
  1. ChicagoDreamHome.com shows studio medians of $167,500 in Lakeview and $183,250 in Lincoln Park, as of October 25, 2026. The Real Estate Data Aggregator puts broader ZIP medians at $705,000 and $850,000 for the three months ending August 31, 2026. The gap is not a contradiction.
  2. It is what happens when you look at one property type instead of all of them at once.
  3. If you are an entry buyer, the studio number is the one that applies to you.
